What was the biggest challenge you faced in your first year in the real estate industry, and how did you overcome it?

I was relatively new to the city and so I didn’t have a big sphere or a group of people for me to do business with. So I spent all my time making phone calls and prospecting, and when I got my first few commissions, I invested the money I made into advertising.


From your perspective, what skills or knowledge areas do new agents often underestimate when preparing for their careers?

They underestimate how much work it takes to generate buyers and sellers that are ready to transact.


The real estate market is always evolving—how do you stay ahead of industry changes, and what advice do you have for those entering the field today?

I’m constantly staying up today and subscribing to newsletters from all of the major real estate news sources. On top of that I hang around real estate agents every day and ask them what’s working for them in their business.


What does being a ‘Real Estate Champion’ mean to you—whether that’s in serving clients, teaching future agents, or raising the standards of the industry?

I lead a company that is responsible for launching many, many new agents’ careers by introducing them to being showing agents. Many of those have gone on to be very successful and end up needing the service because they’re so busy, but they got their start showing homes for Showami.

Thank you so much for joining us on another episode of Real Estate Champions today. I’m very excited to have, virtually from Fort Myers, Matt Kochhar with Showami, who’s going to tell us about Showami, the unique place it has in the real estate agent community, and the services they offer to real estate agents, both new and experienced.

Welcome to the show, Matt.

Matt:
Thank you, Sarah. Great to be here. Thanks for having me on.

Sarah:
Tell us what Showami is in a nutshell.

Matt:
Sure. It’s an on-demand showing service for real estate agents. As a realtor, you can never be two places at once. The minute you have a showing on the north side of town, someone wants to see a home on the south side.

We have agents throughout the United States who are willing to show homes on behalf of another agent for a fee. For $50 in most markets, you can get a home shown, host an open house, or anything that requires an agent to physically be present.

Sarah:
That’s such a unique offering in the marketplace. As someone who’s been a real estate agent for 25 years and now coaches new agents, you really serve a need. This helps successful agents who are stretched thin but may not have the bandwidth to hire a permanent buyer’s or showing agent. It also creates an opportunity for newer agents who want part-time income, want to get their feet wet, open doors, and start making connections.

Matt:
One hundred percent. I was a busy agent in Denver, and this all started when I tried to go skiing one day. Someone wanted to see a home while I was on the slopes. I did what every agent would do and started calling and texting people. I eventually found someone, but then it got awkward. Do I pay you? Are we sharing the client?

I had been working with that client for months. I just needed someone to open the door. That’s how this started. From time to time, agents need help.

For the agents doing the showings, there are benefits beyond the money. You gain market knowledge, learn what homes in certain areas sell for, get showing experience, and network with other professionals. It’s also a great way to use your license.

So it works for both sides. The initiating agent gets help, and the showing agent gains experience or fills gaps if business is slow.

Sarah:
Kudos to you as an entrepreneur for identifying a need and creating a business around it. How do people sign up on both sides?

Matt:
They go to Showami.com. At the top, there’s a sign-up button. We verify that you’re an actively licensed real estate agent. You’ll need MLS access and to be connected to showing platforms like ShowingTime. It’s very simple.

There’s no cost to sign up to show homes. It’s pay-as-you-go and get-paid-as-you-show.

Sarah:
So basically, Uber for realtors.

Matt:
Exactly.

Sarah:
Are you just in Florida, or are you nationwide?

Matt:
We’ve been around for ten years, so we’re no longer a startup. We’re in all 50 states and plan to be in Canada by the end of the year. We just crossed 200,000 agents in December, so we have coverage throughout the United States.

Sarah:
That’s fantastic. I’m honestly blown away that it’s taken me this long to find you, but now I know exactly how to sign up. I love the niche you’re filling. Is there anything else you want to share?

Matt:
Yes. In addition to the agent product, we also have a brokerage product. If a broker has 100 agents and wants a way for them to show homes for one another, we can create a closed group. That means only agents within that brokerage receive the showings.

We also offer a semi-open option. Showings go to the brokerage agents first, and if no one picks it up within ten minutes, it opens to other agents.

We’re also seeing huge growth in property management. Property managers want to scale, but it can be difficult to drive long distances for rental showings. Showami allows someone to open the door for a rental.

We also offer rental open houses. You can book an agent for 30 minutes and send multiple clients through during that time, which works beautifully in the rental market.

Sarah:
That’s another fantastic niche. Showing rental properties has always been a challenge in this industry.
