Little warm. But it’s all good I love it. Welcome. Thank you. So you’ve been a real estate agent and, real estate sales associate for three years and in, in this area, correct? Yeah. So where did you move from?
Speaker 2
Midwest. So India, West Indiana and Illinois. Okay. Originally where we’re from, our kids were getting out of the house, and, so we’re Covid transplants, we’ll say that. But my wife had fibromyalgia, and it was kind of rough on her in the wintertime. So we needed a warmer climate. So that’s what kind of drove us down here.

Only buying and selling. Okay. And I had a lot of friends in real estate back there. So that was, and, you know, my wife said, you know what? You would be really good at real estate. Yeah. Okay.

Well, you’re sharp dresser. So that’s that’s how she.

She told me what to wear. Okay. So I’m just telling you that I listen to her. Yeah.

Anyway. So. So you’re a real estate agent now? Down here in Florida. Three years. Yeah. Tell me, what is your social media following?
Speaker 2
Yeah, that’s definitely my biggest driver, my business. So 30,000 followers on TikTok. And, you know, 15,000, 16,000 on Instagram and, Instagram, Facebook. But it’s not the numbers at all because those numbers are just from consistency. I post about every day two times typically. And it’s all about educating people on moving here because they want to know about hurricanes and Gators and bugs and all those things.
So that’s part of that is the education that I bring. But the the value, at least in the, the number of followers, once they’ve, watched me and they know, like and trust because they’ve watched all my videos and they, they’re learning when they make that phone call with me, it’s they know me. Yeah. It’s fantastic.
It’s it’s kind of creepy on my end because I’m like, I’ve never met you. I don’t even know what you look like. They see me and, you know.

You’re a household name to them. Yeah, by then. And I love that you’ve taken probably the same things that you googled and investigated and did your education with moving to Florida. You’ve taken that and now created it as a niche, which is so important as a real estate agent to have something that you can just say, this is me, this is my own.
And then offering that education you had mentioned, before we got on camera, that you do webinars. Yes.

Well, yes. Webinars are a big driver. I do them once a month and that’s all about educating as well. So telling people, showing them what my property taxes are, my insurance, how much the affordability piece is. So my utility bills. And then the great part is at the end we do, a live Q&A so they can ask questions and they, you know, they kind of start talking to each other.
And it’s not only just Northeast Florida. I’ve kind of been the Florida that they’re all over. So that’s a good avenue for me to be able to, work the referral, you know, aspect of it too.

Yeah, yeah. As far as, when you, I, you know, we probably already answered this. But as far as when you got started, what was the biggest, hurdle for you as a new real estate?
Speaker 2
Yeah. As a new agent, not having, you know, being fairly new to the area, not having that sphere, you’ve got to figure out a way to, you know, how how am I going to get business and what what part of real estate am I going to go my first time homebuyers? Yeah. Am I going to go, commercial, all those things.
And it really that kind of found me as I was doing these videos, and, you know, educating. But people want to see homes want and I do a lot of home tours. I mean, I’m, I do 3 to 5 a week and I’m in homes all the time. But that’s why HGTV is so popular and everybody wants to see homes.
So yeah, if you can provide value by showing them how you can get a pool home in San Marco for $500,000, and you’re talking to people from New York, new Jersey, middle, Midwest, that kind of thing. And they’re seeing the actual home, not just pictures from Zillow that that have been doctored. I’m showing the closets. You know, I’m showing everything.
But then also the education piece about the what, the local guide. So what goes with what, you know, the beaches and the area and the history, in Saint Augustine, all the things that, you know, could drive you here and then also just talk about market stuff. Yeah.

Do you have any tech tools or AI chat bots that, have have worked well for you?
Speaker 2
Yeah. Yeah, I, I use a lot of, ChatGPT just about it for everything. Anything knows me now, I, I do cats a little bit on the video. So that’s what kind of brings like, people. Yeah.
Speaker 1
People get to know you. They, you.
Speaker 2
Yeah. And but I use that and, I’ll, I’ll do a lot of. I want a good Gen-X script for, you know, this and a lot of those topics come from questions that people ask in my videos. Yeah. Hey, what about this? What would the taxes be? What? Tell me about what’s a cdphe. Right. So those type of things that I get the questions on on like perfect video.
So then I’ll put that in ChatGPT. But yeah, my studio is in my on my lanai and I’ve got the gimbal and I’ve got all the areas to feel beachy. Yeah. But also, you know, provide a nice background that’s, you know, that’s more consistent, I think you.

Yeah. Yeah. That’s fantastic. Yeah. Wow. Anything you want to share with new agents or, people who are looking to move to the area?
Speaker 2
Yeah. So there’s education, obviously, if you’re looking to move here, if you’re a new agent. Wow. So there is a lot you need a mentor. So that’s kind of where I come in with Natalie Realtors is, they’re out of new Jersey, but he was my, social media coach. Oh, nice. Which now I’m a social media coach, and I do the same thing to to try and get real estate agents to to do the video.
So having a good mentor, real estate coach, I think really helps drive your business. And, and your niche will find you. But yeah, social media is in the next couple of years. Nobody’s going to Google. They want to get on TikTok, Instagram. They want to see you in action. Yeah.

And the AI is even even everybody’s trying to figure out how I can. You can be a name brand within ChatGPT.

Absolutely. Yeah. So they they’re looking they’re looking online and they want to see the real you. Right. They don’t want to see the fake Instagram selling sunset. Yeah. Exactly. They want to.

See a niche for that too. But yeah there is.
