(LOS ANGELES – January 27, 2026) – Loftway, a boutique real estate brokerage based in Downtown Los Angeles, today released its 2026 Downtown LA Condo & Loft Market Report. The report analyzes condo and loft sales and rentals in downtown LA and shows conditions moving toward a balanced market. There were 214 sales at an average price of $612 per square foot, a 5.76% decrease from the prior year. Homes spent an average of 79 days on market. The highest recorded sale was a two‑bedroom residence at Eastern Columbia for $1.82 million, while the lowest sale was a one‑bedroom at ShyBary Lofts for $305,000. The report identifies the top five buildings by number of sales: ShyBary Lofts, Eastern Columbia, Barton West Loft, Evo South, and Lumina. In the rental market, 436 leases were signed at an average rent of $3.10 per square foot.

“With a decline in price per square foot and a reduction in inventory, we are seeing signs of a more balanced market that benefits both buyers and sellers,” said Loftway founder Christiano Sampaio.
