About Kellie Smeltzer/Jacksonville RealtorI am a realtor in Northeast Florida who focuses on first time homebuyers and relocation. I am with the brokerage, Keller Williams Atlantic Partners in Atlantic Beach and have been here for the majority of my career. I was at Exit Inspired Real Estate for the first few months and worked off mainly Zillow leads here. I decided to move to KWAP as they focused on lead generation and cultivated the community I was craving. Now, I get most of my business from my social media, open houses and my sphere. I post on social media at least 30 times a week between 3-4 platforms to bring in new leads and remind my sphere. I try to host a few open houses a month as I get praised for the intentional and detailed setup I bring each time.
What differentiates you from the competition?I think there are so many wonderful agents in this market but I stand out in the intentional details and always trying to plan one step ahead. I prep buyers with what the inspection is going to say, terms, deadlines and try to educate.
What are your top selling services or products that your company offers?I think the answer to "What differentiates you from the competition?" applies here as well.
What is the biggest marketing challenge that you will face in the upcoming year?During my first year, I was a 'solo' agent and then I joined a team for better systems and exposure during my 2nd year. I have been on my own since March so making sure I continue to hold myself accountable and follow the systems I have created.

How is the current market affecting buying and selling trends?I have found that many sellers and buyers are unrealistic, whether that is from lack of listening to or overpromising from their agent. Buyers are expecting to have discounted prices, closing costs and thousands of dollar in pricing. Sellers are expecting full price offer with little to no repairs or a cash offer but don’t want to provide update systems.

What technologies are transforming the real estate experience?AI and Social Media are absolutely leading the charge. I like to think I am using AI to the maximum level but I know I am not even close.

How do you stay competitive in such a dynamic industry?I am genuinely just a competitive person overall (and my middle name is actually Wynn) so I try to ensure I stay learning, know exactly what’s happening or the deals in my town, attending broker’s opens in areas I may not be as familiar with and staying front of mind on social media.

What’s your approach to building long-term client relationships?Listening. I have always been told I am a great gift giver but honestly, I just listen and try to notate or remember what people say. It’s the details and intention you lead with. People appreciate when you appreciate and remember them.

How do you navigate challenges like interest rate fluctuations?There is never a perfect time to buy. Interest rates should be considered when buying but if someone really needs to buy, this is just a temporary number while building home equity is permanent.

What makes a property stand out to buyers today?I think great photography or painting the narrative makes online listings stand out. In person, I think presentation (cleaning, landscaping, decor/staging) will sell it in person. At an open house, knowledge of a property’s details along with presentation will seal the deal if it’s right.

What advice would you give first-time homebuyers or investors?I personally don’t work with many investors but I love working with first-time homebuyers! I think understanding this starter home doesn’t have to be the perfect forever house and focusing on the big ticket items and location.
